Owners

How much does Clos D'Avant charge?

Co-management of your rental costs 20% of rental income, with no VAT. Cleaning coordination is €15 per turnover, and setting up your property is €300 (€150 with a 12-month commitment). Everything is on the Rates page.

Are your prices with or without VAT?

My prices are net: as a micro-entrepreneur I don't charge VAT, so the price shown is the price you pay.

What is the 20% commission based on?

On the rental income you receive for the nights, excluding cleaning fees. The commission is only due when your property is booked.

Who collects the rent?

You do. Your listings stay in your name and the booking platforms pay you directly. I never handle guests' money: I only invoice my services.

Is there a minimum commitment?

The co-management contract runs for 12 months and can be ended with 3 months' notice. Property set-up is €150 instead of €300 with this commitment.

Do I keep control of my property?

Yes. Prices, calendar and house rules are decided with you, and I send you a monthly update on bookings, reviews and the condition of the property.

How much could my property earn?

It depends on the village, the number of guests and the rental period. The estimate tool gives you a first range in three questions. For a more precise figure, I'll visit your property free of charge.

Can I hand over a property when I live far away?

Yes, that is exactly why Clos D'Avant exists. Whether you live in Paris, London or abroad, I look after guests, arrivals, cleaning and unexpected issues, and send you a monthly update.

What happens if something breaks?

I live less than an hour from most properties in my area. A one-off call-out (check before an arrival, breakdown, meeting a tradesperson) costs €100 up to 25 km, then €0.50 per km.

Who does the cleaning?

Local cleaning professionals whom I organise and check with photos after every visit. Cleaning is invoiced directly by the cleaner and is usually passed on to guests as a cleaning fee on the listing.

Is the first visit charged?

No. I visit your property free of charge and with no obligation, and we look together at what would suit you. Ask for a free visit.

Which area do you cover?

About 50 km around Vassy-sous-Pisy: Avallon, Vézelay, Semur-en-Auxois, Montbard, Époisses, Noyers, L'Isle-sur-Serein, Flavigny-sur-Ozerain and the surrounding villages.

When can you start?

Clos D'Avant opens in spring 2027. You can contact me now to arrange a visit and prepare the season together.

French holiday-let rules

Do I have to register my holiday rental in France?

Yes. Since 20 May 2026, every furnished tourist rental must be registered on the national online service, and its registration number must appear on listings. I can handle this with you through the compliance pack (€150). More details in the holiday rental guide (in French).

Why have my rental officially classified?

Under the Le Meur law, a classified furnished tourist rental benefits from a more favourable micro-BIC tax regime than an unclassified one (50% allowance instead of 30%, and a much higher income ceiling). Classification follows a visit by an accredited body; I prepare the file and the visit with you.

Travellers

When can I book a Clos D'Avant property?

The properties I manage will be bookable on the main platforms (Airbnb, Booking…) from spring 2027. You can leave your e-mail on the Travellers page to be told when they open.

How does arrival work?

Arrival is simple and at a time that suits you. The house is checked before you arrive, and a welcome booklet gathers our favourite addresses: producers, markets, walks, wine cellars.

Can I reach someone during my stay?

Yes. You have a real person to write to throughout your stay, for a question, a problem or a recommendation.

Do you speak English?

Yes, I speak fluent English and some Spanish, and I'm happy to help you plan your stay.

Who is behind Clos D'Avant?

My name is Océane. Clos D'Avant was born from a family house in Burgundy that I wanted to bring back to life. Having worked on hotel reception desks, I have an eye for an impeccable property and a warm welcome. Read my story.
